IJM Labu Showroom

IJM Labu Showroom is a 1,150 sq ft sales gallery and show unit built for IJM Land’s Seremban 2 township, delivered on a tight 4-week handover ahead of the developer’s launch. The brief: make an affordable-housing footprint feel like a fully designed home the moment a buyer walks in.

Design Concept & Approach

ZCube’s answer was a Modern Contemporary and warm Japandi fusion, earthy neutrals, clean wood veneer finishes, and custom accent lighting that stretch the perceived openness of a compact footprint. One unusual constraint shaped the whole feature wall: the original staircase railing had to stay fully visible, as the developer wanted it kept as part of the showroom’s story rather than boxed in. The design team solved this with curved strip panelling, black at the base to blend with the railing itself, and warm wood tones at eye level, so visitors read it as an intentional design feature rather than a structural obstacle. Living, dining, and a mock bedroom were zoned to demonstrate real space planning value, with smart furniture proportions and custom built-in joinery keeping the layout free of visual clutter.

Show units live and die by their launch date. To hit the 4-week window, joinery and wall features were built and pre-fitted off-site, cutting down on on-site noise, dust, and assembly time. Lighting, cove lighting, recessed spotlights, ambient and accent layers, was calibrated specifically for both daytime homebuyer walkthroughs and architectural photography. As the site sits standalone and slightly set back from the main road, landscape and lighting design were also used to draw the building’s presence from a distance, working alongside the in-house marketing team to pull in visitors. The gallery was delivered 100% on schedule, generating strong enquiry volume ahead of its official launch.
